There was always a buzz around Muswell Hill Broadway, and fortunately the area has withstood the pandemic well.
Its combination of high-performing state schools, parks, shops and eateries and attractive housing make it very sought-after.
The only obvious drawback is that there’s no station but some residents regard this as one of its greatest assets, convinced that it’s helped to preserve the village-like ambience.
Streets are filled with mainly red-brick Edwardian houses, and there are also Victorian, 1920s, 30s and modern homes.
‘In 2021, Muswell Hill’s housing market exceeded all our expectations,’ says James Davidson of estate agency Hamptons. ‘Family houses with medium and large gardens performed particularly well, in some cases achieving ten per cent above the asking price.’
And how have priorities changed post-lockdown? ‘People are looking for an extra room/office, and outdoor space is at a premium,’ explains Susan Forster of Keats, another local estate agent.
‘A one-bedroom period flat in central N10 is about £325,000- £375,000, or £400,00-£475,000 with a garden, and Edwardian four-bedroom family houses are £1.4-£1.6million.’
What’s new in Muswell Hill
The Folium, by Catalyst, comprises one and two-bed shared ownership apartments in lush, landscaped grounds inspired by nearby green space.
They feature kitchens fitted with integrated Neff appliances and Silestone worktops, built-in bedroom wardrobes and balconies, from £104,375 for 25% of £417,500.
A few one-bed apartments with generous open-plan living spaces are left at The Stables, a small and central gated mews development.
Ready to move into now, they’re from £425,000 and Help to Buy’s available, via Barnard Marcus.
Spacious apartments and townhouses are on offer via Kinleigh Folkard & Hayward in the Connaught Collection, towards Highgate Station.
All have Miele appliances, underfloor heating and feature lighting and prices start at £700,000 for a two-bed, two-bath apartment with a garden, and from £1.85million for a house with four en-suite bedrooms and off-road parking
Kensington Place, by Hollybank LLP, is a collection of six, three and four-bed houses in a quiet gated close.
Each includes an open-plan kitchen and family room, a separate reception room and office, and vaulted bedroom ceilings. From £1.45million via Hamptons.
The same agent is marketing 12A Coppetts Road, a single detached house, convenient for schools and shops.
It’s arranged over three storeys and unusually, three of the four bedrooms are on the lower ground level with a large open-plan kitchen/living room and study on the floor above, £1.25m.
