There was always a buzz around Muswell Hill Broadway, and fortunately the area has withstood the pandemic well.

Its combination of high-performing state schools, parks, shops and eateries and attractive housing make it very sought-after.

The only obvious drawback is that there’s no station but some residents regard this as one of its greatest assets, convinced that it’s helped to preserve the village-like ambience.

Streets are filled with mainly red-brick Edwardian houses, and there are also Victorian, 1920s, 30s and modern homes.

‘In 2021, Muswell Hill’s housing market exceeded all our expectations,’ says James Davidson of estate agency Hamptons. ‘Family houses with medium and large gardens performed particularly well, in some cases achieving ten per cent above the asking price.’

And how have priorities changed post-lockdown? ‘People are looking for an extra room/office, and outdoor space is at a premium,’ explains Susan Forster of Keats, another local estate agent.

‘A one-bedroom period flat in central N10 is about £325,000- £375,000, or £400,00-£475,000 with a garden, and Edwardian four-bedroom family houses are £1.4-£1.6million.’
