This overlooked feature should be on your 2022 property wish list
Searching for your dream home can feel overwhelming at times.
Sometimes coming with a list of questions to viewings can make the process feel a little more manageable.
We also have our own personal list of things we’re looking for in a property – whether it’s a garden, original features or parking.
However, experts have revealed there’s one overlooked attribute that should be at the top of wish lists this year.
A survey – carried out among 1,001 first-time buyers in the UK – revealed that, currently, the top feature first-time buyer’s want from their homes is a modern kitchen.
Double glazed windows and roof insulation also made it onto the list – but were not a top priority.
As a result, experts are suggesting that energy-saving features – such as double glazing – should, in fact, be more of a priority when looking for a home in 2022.
This is because of the amount of money you’ll save on your bills from having them – particularly with energy prices shooting up.
First Mortgage’s compliance director, David McGrail stresses the importance of double glazing, as well as other energy-saving features, in the 2022 property climate.
He says: ‘I’d strongly encourage all buyers, who are looking to move shortly to consider the practical, often overlooked features such as double glazing, roof and cavity wall insulation.
‘Having a home that is energy efficient is going to become more important than ever this year as the price of heating rises to levels not seen before, it is important that our homes are keeping the warmth in.’
David stresses that when looking to buy, you should identify what the home already has in place to help with energy efficiency.
It’s worth pointing out that estate agents can give you the Energy Performance Certificate (EPC) rating – and a good one could save you hundreds every year on energy bills.
David continues: ‘It can be difficult sometimes, particularly when it’s your first home to get over-excited and be wowed by aesthetics, rather than delving into the bare bones of the investment you are about to make.’
But taking this into account, could save a considerable amount of money in the long-run – compared to cosmestic changes.
