The ordinary house in lford that’s on sale for an insane £1.65 million
It’s no secret that the London property market can be confusing. Houses pop up on estate agents’ websites with sky-high prices every day but there is also the chance for a rare bargain, if you’re quick. For this reason, many of us spend hours perusing RightMove or Zoopla, window-shopping million pound properties.
One recent addition to the East London property market is a £1.65 million house. The 6-bed is in Ilford – an area once deemed the second worst place to live in the UK but estate agents now claim it is changing for the better. This pricey yet ordinary property confuses the matter slightly so MyLondon took a look inside the mansion that sits on Eastwood Road.

At £1.65 million, the property for sale is a detached house, located on Eastwood Road in Ilford, with six bedrooms and a drive that can easily accommodate four cars for off-street parking. There are three bathrooms to choose from and three reception rooms. It is a freehold, with no chain and the family are only moving due to a change in circumstances.
Wentworth Estates call it a “spacious, newly refurbished 6-bedroom house in Goodmayes,” and deem it “one of a kind.” They also said: “The property has been fully refurbished to high standard including, large extension, new bi-fold doors, sky lantern, new heating system, new laminate flooring, new carpets and new bathrooms.”
From the pictures on the Zoopla website, the house appears to be fully decorated in neutral and grey colours – so nothing too extraordinary but it would make for a good base on which to put your personal stamp. The plain decor could be updated with pops of colour or, if you prefer, keep it neutral.
Wandworth Estates aded: “The property can potentially consists of 2 properties within it, as the main building has 4 bedrooms, open plan kitchen living, 2 extra receptions, 2 utility rooms, basement area and 2 bathrooms. The Bijou section is a 2-bedroom house as it has 1 reception, separate kitchen which is fully fitted, shower room and 2 double bedrooms.”
Each reception room is a blank canvas and is fairly ordinary but has the potential to be a wonderful family home. The living areas are spacious and have access to the garden.
Wandsworth Estates added: “The garden has been newly renovated including high quality paving, artifical grass, and flower beds. There is also a large out house/ shed/ office/ gym at the rear which runs across the length of the garden. This is an excellent space which has its own electrical supply.”
Furthermore, the house description states: “The house still has plenty of scope for additional expansion in the future, including the loft area but is ready to move in as it is of a high standard already.” There are three bedrooms, just waiting for a personal touch to be added.
The house is situated in Ilford which was once named the second worst place to live in the UK, according to a 2014 Rightmove Happy at Home Index, completed by nearly 50,000 people. It came second out of 111 areas, just behind east London, when ranked on factors including safety, recreation and contentment.
However, the tides appear to be shifting and the area has a “bright future” according to estate agents. Joshua Mugume from Foxtons said: “Barking has a lot to offer – shops, schools and river walks…and with a massive regeneration programme already under way, its future is very bright.”
He added: “Investment from the Mayor’s Out of London fund has made a marked difference with new public spaces and community projects.”

The most discerning critics, Mumsnet users, appear to agree. One user said, back in 2016: “[I] have to say, Ilford’s charms are well-hidden. Seemed to be lots of endless, Victorian roads and dual carriageways.”
One local, Tyrone, agreed stating: “Excellent housing stock. Fantastic schools and education. Good transport links with access to National rail / Cross-rail, Central and District lines. Great parks. A true hidden gem that’s showing signs of change.”
The transport links are also a big selling point of the £1.65 million house in question. “The property is situated within a sought-after location within a short walk to the Goodmayes train station (tfl),” according to the website. It is near to Goodmayes and Seven Kings train stations.
