Popular commuter town just 1 hour from London where house prices are falling
The pandemic saw an increase in house prices in several areas of London and the surrounding towns. As the need to be in the office dwindled, more and more people left the city in the hope of a cheaper life.
The sudden mass exit from London actually meant some commuter areas, like Oxted in Surrey, saw an increase in prices. Whether this is a good or bad thing for the locals is always a contentious issue. In some cases, the pandemic has actually seen house prices decrease since pre-lockdown.
Tenterden South and Godinton in Ashford have all seen a steep decrease in their house prices. According to data by the Reach Data Unit, Tenterden South recorded a decrease, with a 23 per cent drop to £364,250 from the average sold price of £472,500 the previous year. House prices in Godinton went down around 13 per cent as the sold price fell from £288,000 to £250,000.

Godinton is home to Godinton House, a stunning property that spans acres and is a marvel to look at. A country estate that was owned by the Toke family for 455 years, it is now able to be viewed by visitors on guided tours.
As well as beautiful views of the estate, living in Godinton also gives you access to Godinton Gardens. A masterful design, the gardens has remarkable features which all make the estate worth a visit. The Tea Room is also highly rated by reviewers on Tripadvisor.
Local establishments like Cakes by Justine and restaurants such as The New Chimneys and II Pakero all give you a fix of local cuisines. They are highly rated on Google and make living in Godinton a delight.
Tenterden South provides an opportunity for residents and visitors to take in the picturesque beauty of the town. The Tenterden Heritage Trail and History to take you through Tenterden as you learn more about the town. Lots of cafes are also easily accessible so if you need a break, there are options.
The Tenterden Leisure Centre is full of great things to do for adults and kids alike. It offers a range of facilities such as a gym, swimming pool, sports hall and a creche.
Old Dairy Brewery is a micro-brewery where the beer is brewed directly and can be served in glasses, casks, cans or bottles. They also offer micro-tours of the brewery for a chance to learn more.
Hoff and Hook and The Lemon Tree are two great places to eat all showing off what Tenterden offers. There is also a number of more great restaurants giving you a choice of places to eat. London has a host of great places to eat but Tenterden holds its own.
As people continue thinking about places to move, Ashford as a whole is definitely worth considering. It’s a great place for a relatively affordable price – a wonderful option for those still needing to commute.
Getting to Tenterden by car takes around two hours and Godinton takes just under by train, via the M20.
