If green space is a must: Tottenham Hale will satisfy any outdoor enthusiast

Visiting Tottenham Hale today, it’s hard to imagine that less than a decade ago much of it was an industrial wasteland with recent scars from the 2011 riots and that it was known to most only as a stop on the Victoria line or en route to Stansted Airport.

But radical regeneration has been taking place, transforming it into a thriving community.

Sustainable new neighbourhood Hale Village is now complete and more than 1,000 mixed-tenure homes, shops, a health centre and other amenities are being delivered at Related Argent’s Heart Of Hale, next to the upgraded station.

With property prices lower than in many parts of north London, the area is attracting young professionals and gaining a reputation as a hotspot for urban micro-breweries.

Outdoors enthusiasts are well catered for with several parks and Walthamstow Wetlands, a cluster of reservoirs that make up Europe’s largest urban wetland reserve.

Digital marketeers Diana Quesada 32, and her partner Manuel Moreno, 36, moved from the US to a rental property in east London in 2017.

Five years later they decided it was time to buy and using the (now discontinued) Help to Buy scheme they purchased a two-bed flat at 2 Ashley Road, in Related Argent’s Heart Of Hale development in August of last year.

Why Tottenham Hale?

We wanted our first home to be well-connected and commutable. And, having lived near the canal in Hackney, being close to open spaces was very important.

What drew you to Heart Of Hale?

We had already seen the change and impact the Hudson Yards scheme (in Manhattan, also by Argent Related) had on the local community and economy, so we knew Heart Of Hale would prioritise people and the local economy in a similar way.

Then, once we’d seen the high-quality finishes first hand, we knew it was the right decision to buy here.

What was the catalyst for buying?

We loved living in Hackney Wick but rents were sky-rocketing. Once we did the maths and realised how much we could be saving for the future if we weren’t sinking so much money into renting, it was an easy decision to buy.

In February last year we started talking about how we should start saving for five years and potentially being able to buy then.

Then we spoke to a friend about the Help to Buy process and within two weeks were viewing apartments.

And within 55 days we had exchanged – it was so fast!

Is the commute as good as you’d hoped?

It’s so much faster to travel into work compared with the other places we’ve lived in London, even though we’re further away.

Having the Victoria line on our doorstep is brilliant. In our opinion it’s the best Underground line because it runs so frequently and is very well connected.

Your favourite things about the area?

We’ve been to The Ferry Boat Inn several times and it’s lovely to look out at Walthamstow Wetlands, too.

We run along the River Lea often and have gone into the marshes from there.

It’s really nice having so much green space on our doorstep.
