This London home has gone on the market for the first time since it was built in the 19th century, giving buyers a chance to snag a property filled with memories.

Located on Well Road in Hampstead, the house currently comprises two flats set over four floors, with both apartments featuring two bedrooms, a kitchen, at least one living room and a bathroom each.

Described as a ‘potential investment or redevelopment’ opportunity, it’s due to go under the hammer for a guide price of £850,000, although auctioneers estimate the final sale could top £1,000,000.

The sought-after location – right in the heart of Hampstead Village – is likely a factor in pricing. According to Rightmove, terraced properties in the area sold for an average of £2,625,111, so there’s a lot of potential to add value here.

The home’s backstory also adds to its charm, as it’s still owned by the family whose ancestor built the home over 150 years ago – and this is its first time ever up for sale.

‘Builder William Selley moved from Devon in to London in the 1860s and started to build houses in the area including homes in Christchurch Hill, Well Walk and Willow Road,’ explains the listing.

‘He built up a portfolio of 39 homes and this is the last one to be sold.’

Whoever takes the place on will have some work on their hands, as the house is in need of refurbishment throughout.

Many of the rooms appear to still be piled high with previous occupants’ possessions, and pictures show peeling paintwork, stained walls, and decor that could do with a serious update.

While the upstairs flat is unoccupied, the ground floor dwelling is being rented to a man in his 80s. He is not believed to be living in the property, but local authorities have ordered remedial action as part of the assured tenancy.

Section 11 and 12 improvement notices must be completed to remove hazards, which can include everything from inadequate fire-proofing to mould, damp or asbestos.

That said, you get a lot of house for your money. The bedrooms and receptions rooms are a good size, and there’s ample storage space in the form of cupboards and alcoves.

Original features include coving and doors, plus there’s a large, fully enclosed rear garden and a small basement courtyard with steps to pavement level.

For the right person, it offers a unique opportunity to take a historic property and put their own stamp on it.

At least if you get tired of redecorating and want a break, the beautiful Hampstead Heath is just a short stroll away.

The home will be auctioned on Thursday April 27, 2023, at 10am. Enquire to view or register to bid via SDL Auctions.
