Here are the top 20 areas in the UK where house prices have soared
These days everything is getting more expensive. Food, heating, rent and, of course, house prices.
In the past decade property prices have sky-rocketed with 17 areas in Britain seeing their average house costs more than double.
In fact, there are no longer any areas in the UK where the typical home costs less than £100,000.
It’s no wonder that more than 5.5 million people believe they will never be able to own a home, according to comparethemarket.com.
Coming in at number one with the biggest growth in house prices over the past ten years is Waltham Forest, which sits on the London Essex border.
The average house price there rose from £235,210 in 2013 to £515,320 in 2023. That’s a staggering 119% increase.
Coming in joint second for increased house prices is Hastings and Thanet, both in the South East of England and both with a 115% rise.
The seaside town of Hastings in East Sussex went from the average price of £137,090 to £295,030 and Thanet in Kent went from an average of £147,950 to £318,150.
East England and South East England occupied six of the top ten spots for house price increases over the last decade.
When it came to the South West England, the city of Bristol saw the biggest increase of 105% from the average house price of £177,130 to £363,230 in 2023.
Trafford, in Greater Manchester saw an increase of 101%, while Manchester saw an increase of 100%. This means the average property price has risen from £118,110 to £236,510 over the past ten years.
The London boroughs that have seen the smallest growth in house prices are the City of Westminster, Hammersmith and Fulham and Kensington and Chelsea.
Westminster saw an increase of 25% with houses rising from £736,860 to £922,660.
Hammersmith and Fulham rose from £602,310 to £742,710 and Kensington and Chelsea rose 21% from £1,061,390 to £1,280,030.
The area of Aberdeenshire saw the smallest growth of 21% from £171,360 to £204,550, which is just a £33,190 increase.
So, where does your area rank? The silver lining to this property boom is that, if you already own a home in the areas that have seen a sharp increase, then it’s likely you could be cashing in big.

- Rochford (East of England) – increase of 103% from £217,650 to £442,360
- Thurrock (East of England) – increase of 102% from £166,830 to £336,690
- Basildon (East of England) – increase of 101% from £191,720 to £385,980
- Tameside (North West England) – increase of 101% from £106,600 to £214,570
- Trafford (North West England) – increase of 101% from£187,750 to £377,100
- Swale (South East England) – increase of 101% from £158,910 to £318,680
- Newham (London) – increase of 100% from £214,080 to £429,230
- Stevenage (East of England) – increase of 100% from £175,270 to £351,260
- Manchester (North West England) – increase of 100% from £118,110 to £236,510
- Southend-on-Sea (East England) – increase of 100% from £176,600 to £353,620
- Salford (North West England) – increase of 99% from £109,520 to £218,260
