Cornwall cottage on sale for £800k has its own shop, post office, and tea room
Ever daydream about quitting your job, moving to the seaside, and opening your own little cafe?
If yes, we’ve got the perfect bit of property porn for you.
Tucked away in St Mawgan-In-Pydar, Cornwall, sits a very special building.
This is St Mawgan Stores, Tea Room & Garden, which is made up of living accommodation, a village shop, a tea room, and even a mini post office.
Now, all that could be yours, as the property has landed on the market for £800,000.
The building dates back to around 1750, and in the tea room is an impressive grapevine that’s believed to be about a century old, having been transplanted to the building from a nearby convent 80 years ago.
The current owners bought the place six years ago, after leaving London themselves, and built the businesses up while living in the three-bedroom house above.
Guy Morse, from estate agents Lillicrap Chilcott, said: ‘Our clients have lived there just over six years and have run and improved the business during that time.
‘They had very good jobs in London but with young children they wanted to move out of the city and spend weekends on the beach.
‘This property allowed them to immerse themselves in the community, have that lifestyle change and make a good income.
‘I would be expecting similar buyers this time around, or it could appeal to an empty nester couple who want to live on the coast and be part of the community.
‘They work hard in the week but close the shop for lunch each day and shut on Saturday afternoon and are closed on Sundays, so they get to enjoy life too.
‘They have a really good loyal local following, which is boosted by summer trade and they have staff helping them when needed with some returning each year in the high season.
‘The owners have been awarded by Newquay in Bloom five times since they’ve been there and the tea room has also won awards from Cornwall Tourism.
‘It’s a lovely lifestyle situation and the building has a classic historic look to it, although it is not listed.’
At the front of the property is the shop and post office, then towards the back you’ll find a large conservatory and garden, which serves as a tea room for up to 80 people.
Upstairs is the main living bit, made up of a living/dining room, three double bedrooms, and two bathrooms.
And of course, the area is stunning – just a walk away from the beach.
‘When you come down the little valley it’s like stepping back in time,’ added Guy. ‘It’s a really quiet spot, with the river running through the village and the village store and tea room is absolutely in the heart of this beautiful setting.
‘You can walk out your front door onto a footpath and walk all the way down to Mawgan Porth beach, it’s maybe a 20 minute walk.
‘And when its windy you can retreat to the sanctuary of the village where it’s totally tranquil and peaceful.
‘It really is idyllic, a dream setting.’
