Starbucks, restaurant in works for new stretch of United gates at DIA

A new restaurant and Starbucks are in the works for a newly opened stretch of gates at Denver International Airport.

Denver City Council is reviewing a concession contract that would allow OTG DEN Venture to open the coffee shop and a restaurant called Sunset Loop Bar & Grill at the east end of Concourse B.

The venues would operate in 7,363 square feet, according to documents presented to a council committee last week. The restaurant would offer casual dining with a full-service bar, and share seating with Starbucks.

The eateries would be operated by OTG DEN Venture – a joint venture between OTG Inc and Doc 1 Solutions. Keith Montoya, president of Doc 1 Solutions, did not respond to requests for comment.

The contract is set for 10 years once construction is completed. Yearly rent is either $1.42 million (about $192 a square foot) or 15 percent of yearly gross sales until $12.5 million is reached, then 16 percent until $15 million, and finally 17 percent for any sales above $15 million.

The new gates in Concourse B were part of the 2018 DIA Gate Expansion Program. The program brought a total of 39 new gates to the airport, seven of which are in east Concourse B. The new gates opened in late October 2022, according to The Denver Post, and are leased by United Airlines, DIA’s biggest carrier.
